Space, schools, security and roads that survive the rains. Where families actually settle in Bamenda, and what it costs.
Space, schools, security and roads that survive the rains. Where families actually settle in Bamenda, and what it costs.
Families need different things from a quarter than students or single professionals do. More space, obviously, but also predictable roads, somewhere for children to be outside, and a compound where you know who else lives there.
Up Station
The default answer, and usually the right one if you can afford it. Quieter, greener, noticeably safer after dark, and the houses are bigger. Expect 70,000 to 120,000 for a family-sized place. The trade-off is price and slightly less convenient transport.
Mankon
Bigger compounds and more genuine three-bedrooms than anywhere else in the city, often with proper fencing and space for a car. Around 65,000 to 100,000. The honest warning is the interior roads, which punish a small car between July and September — drive the route to the house before you sign.
Nkwen, two streets back
Overlooked by families because of its reputation for noise, but the streets set back from the main road are calm and considerably cheaper than Up Station. You keep the transport advantage. Expect 55,000 to 85,000 for a two or three-bedroom.
Below Foncha
Genuinely quiet, fenced compounds, and neighbours who keep to themselves. Good value at 50,000 to 80,000. Fewer houses come available here, so it takes patience.
What to weigh, in order
- The school run — measure it at the actual hour you would do it, not on a Sunday
- The road in the rains, walked rather than driven
- Whether the compound is fenced and who controls the gate
- Water reliability, which matters more with children
- How many households share the plot
- Distance to a health centre
Compare the houses you are considering against your own anchors — your workplace, the children's school, the market you use. That comparison decides more about daily life than any feature list.
