How the fake agent scam works, and exactly where it breaks
The pattern is consistent enough to be predictable. Once you can name each step, it stops working on you.
The pattern is consistent enough to be predictable. Once you can name each step, it stops working on you.
Almost every story we hear follows the same five steps. The scam is not clever. It survives because it moves fast, and because the person searching is tired and afraid of losing a good house.
The five steps
- They find you in a public group, where you posted your budget and your timing.
- They show photographs of a house that is real, but not theirs.
- They create urgency — two other people are coming to see it today.
- They ask for a viewing fee, a deposit, or both, before you enter the house.
- They stop answering. The number goes quiet.
Where it breaks
Every step depends on you being reachable and visible. That is why searching privately matters more than people realise. If you never announce your budget publicly, step one never happens, and nothing after it can follow.
The other break point is money before entry. No legitimate landlord in Bamenda needs a payment before you have stood inside the house. A viewing fee is not a normal cost here. Treat any request for money before entry as the end of the conversation, however good the house looks and however plausible the reason.
If you remember one thing: nobody sees your money before you see the inside of the house.
The warning signs, in order of reliability
- Money requested before you enter — the strongest signal by far
- Pressure to decide today, or a story about other viewers arriving
- Refusal to meet at the house itself
- Photographs that look professionally shot for a low-rent room
- A price noticeably below everything else in that quarter
- No willingness to show any proof of ownership or authority
- Contact only through a number that changes
What to do if it has already happened
Report it in the groups where the person operates — it is the fastest way to stop the next victim. Keep every message and every payment record. If money moved through mobile money, report it to the operator immediately; there is a small window where transactions can sometimes be traced or reversed.
What we do about it on Nkwata
A human reviews every house before it goes live. Landlords carry a verification level you can see. A listing's map location locks once approved, so it cannot quietly become a different house. And the approach runs one way: you contact the landlord, never the reverse.
None of that is a guarantee, and we say so plainly. But it removes the ground this scam grows in.
The four variants you will actually meet
The core pattern has variations, and each has its own tell.
The photograph thief. Takes real photographs from another listing, often from a different city, and advertises the house cheaply. Tell: the price is noticeably below the quarter, and the photographs look more professional than the rent justifies. Check by asking for a photograph taken today of a specific detail — the gate, with today's date written on paper.
The fake caretaker. Genuinely stands outside a real, empty house and shows you around, but has no connection to the owner. Tell: cannot produce any written authority, becomes vague when asked to put you in touch with the owner, and wants payment before any paperwork. This is the hardest one to spot because the house is real and you have stood inside it.
The double let. Collects an advance from several people for the same house. Tell: urgency, and reluctance to give you a dated receipt naming the period. Ask the neighbours whether anyone else has been shown the house this week.
The viewing fee. The smallest and most common. Charges 2,000 to 5,000 francs to show you houses, then shows you nothing suitable, or disappears. Tell: money requested before any house is seen.
Every one of these breaks on the same rule: no money before you have entered the property and confirmed who owns it.
How to verify a landlord in five minutes
- Ask directly: are you the owner, or do you hold the owner's authority?
- If a caretaker, ask to speak to the owner by phone, now, in front of them.
- Ask a neighbour whose house it is. Neighbours always know, and have no reason to lie.
- Ask to see any ownership document. They need not hand you a copy; seeing it is enough.
- Check that the name on the document matches the name on the receipt they intend to give you.
A genuine landlord finds none of this insulting. Most will respect you for asking. The person who becomes irritated by a polite question about ownership is telling you the answer.
What to do in the first hour after being defrauded
Speed matters more than anything else, because mobile money can occasionally be traced or held if reported immediately.
- Call the mobile money operator immediately and report the transaction. Do this before anything else.
- Screenshot every message, every number, every payment confirmation.
- Report to the police and get a written record of the report.
- Post in the groups the person operates in. It will not recover your money but it stops the next person.
- If you found them through a platform, report it there — a real platform will suspend the account and preserve records.
Why this is worse for some people than others
Students arriving for the first time, people moving from another region, and women searching alone are targeted disproportionately. Not because they are less careful, but because the scam depends on the target being new, in a hurry, and without local people to check things for them.
If you are in any of those positions, the single most valuable thing you can do is find one local person you trust and have them present at the viewing. Not someone introduced by the landlord. Someone of your own.
