Do you need a land title to rent out your house?

No. Here is what you do need.

The short answer

No. Here is what you do need.

Most land in the Northwest Region is untitled. That is a fact about how land tenure works here, not a sign that a landlord is doing anything wrong. You do not need a title to rent out a house you own.

What you do need

  • Confirmation of who you are — a national ID
  • A signed declaration that you own the property or hold written authority to rent it
  • Whatever documentation you do have, which strengthens your position

Documents that help, in rough order of weight

  • A land title, where one exists
  • A notarised sale agreement
  • Inheritance or family land documentation
  • A written mandate from the owner, if you are managing for somebody else
  • Long-standing, documented occupation

Why platforms ask at all

Because tenants are being defrauded by people renting out houses they have no right to. Asking is how that is reduced. A landlord who can show something is more likely to be taken seriously — and gets more calls.

Worth remembering

On Nkwata, documents raise your verification tier and earn you more enquiries, but they are never required. Identity and a signed declaration are the baseline.

We inspect and verify houses across Bamenda — Nkwen, Up Station, Mankon, Old Town, Ntarikon, Mile 2, Below Foncha and Bambili. Everything here comes from properties we have stood inside and landlords we have dealt with, not from research at a desk.
