Questions to ask before paying a rent advance

Nine questions that take two minutes and have saved people a great deal of money.

The short answer

Nine questions that take two minutes and have saved people a great deal of money.

Before any money changes hands, ask these. They take two minutes and they surface almost every problem that shows up later.

  • How many months in advance, and is the figure negotiable?
  • Is there a caution or deposit on top, and what does it cover?
  • What condition must the house be in when I leave, for the caution to be returned?
  • Is water included, or billed separately?
  • Is the electricity meter mine, shared, or included?
  • Who pays for repairs, and which kinds?
  • What notice must I give to leave, and what notice will you give me?
  • Can I have a written agreement and a receipt for every payment?
  • Are you the owner, or do you hold the owner's written authority?

A landlord who answers all nine clearly is a landlord worth renting from. One who becomes evasive on the last question is telling you something important.

Worth remembering

Never hand over money before you have stood inside the house. No legitimate landlord in Bamenda requires payment before entry.
