Renting a shop or business space in Bamenda

Different rules, different risks. What to check before signing for commercial space.

The short answer

Different rules, different risks. What to check before signing for commercial space.

Commercial space follows different logic from housing. The rent matters less than the position, and the agreement matters far more.

Position is nearly everything

Sit outside the unit for an hour at the time your customers would come, and count people. Do it twice, on different days. This single exercise tells you more than any amount of discussion about the rent.

What to check

  • Foot traffic at your actual trading hours, counted not estimated
  • Power reliability, and whether you can run what you need
  • Water, if your business needs it
  • Storage and security overnight
  • Whether the landlord permits your specific trade
  • What signage you are allowed
  • Who else trades nearby, and whether that helps or hurts you

The agreement matters more here

Get a longer written lease than you would for a house, and get a clear position on what happens if you improve the space. Money spent fitting out a shop is lost if you can be asked to leave in three months.

Worth remembering

For commercial leases involving significant investment, have a lawyer look at the agreement. The cost is small against what you are risking.
