Why your house is not renting

Six reasons, in the order they are usually true.

The short answer

Six reasons, in the order they are usually true.

If a house has been empty more than a month in Bamenda, one of these is almost always the reason. They are listed in the order we most often find them.

One: the price is above the quarter

The most common cause by a distance. A house priced 15,000 above the going rate does not find someone willing to pay more — it sits empty and eventually rents at market rate anyway, having lost you several months of income.

Two: the photographs

Dark, few, or of one corner. If your listing has fewer than eight daylight photographs, that is likely your problem, and it is free to fix.

Three: nobody can find it

No location, or a vague landmark. People give up. Add a Plus Code.

Four: you are not answering

Tenants call three landlords. The one who answers gets the tenant. If you cannot answer during the day, appoint a caretaker.

Five: the advance is too long

A twelve-month advance on a modest room excludes most of the people who would otherwise take it. Six months rented today beats twelve months theoretical.

Six: something is genuinely wrong

If people view and do not return, the problem is at the house. Ask a friend to view it honestly and tell you what they see. It is usually water, smell, or a neighbour.

We inspect and verify houses across Bamenda — Nkwen, Up Station, Mankon, Old Town, Ntarikon, Mile 2, Below Foncha and Bambili. Everything here comes from properties we have stood inside and landlords we have dealt with, not from research at a desk.
