Terms of Service
The agreement between you and Nkwata — what we do, what you agree to, and where our responsibility ends.
01Who we are and what Nkwata is
Nkwata is a platform that publishes listings of houses available to rent in Cameroon, and connects the people looking for them with the landlords or caretakers responsible for those houses.
We are a noticeboard. We are not an estate agent, a property manager, a landlord or a broker. We do not negotiate on anyone's behalf, we take no commission on any tenancy, and we never receive or hold rent, deposits or caution money.
These terms govern your use of the platform. By using Nkwata you accept them. If you do not accept them, please do not use the service.
Nkwata is operated by [LEGAL ENTITY NAME], registered in Cameroon under [RCCM NUMBER], with its registered office at [REGISTERED ADDRESS].
02Who may use Nkwata
You must be at least 18 years old to create an account or to list a property.
You must provide accurate information about yourself, and keep it up to date. Accounts created with false information may be suspended.
You are responsible for anything done through your account. Keep your access to it secure, and tell us promptly if you believe someone else has gained access.
03What searching costs, and what unlocking costs
Searching Nkwata is free. You may browse every listing, use every filter, and view every photograph without an account and without paying anything.
When you choose to unlock a specific listing, you pay a fee. Unlocking gives you the contact details of the landlord or their appointed caretaker, the walkthrough video where one exists, and the exact map location of the property.
| What | Price |
|---|---|
| Searching, filtering and browsing | Free |
| Unlocking one listing | 500 FCFA |
| Monthly bundle — fifteen unlocks | 2,500 FCFA |
An unlock applies to one listing and to your account only. It does not expire while the listing remains on the platform. Bundles are valid for thirty days from purchase and unused unlocks do not carry over.
Prices may change. Any change applies to future purchases only and never to something you have already paid for.
04Listing a property
If you list a property on Nkwata, you promise, each time you list, that:
- You are the lawful owner of the property, or you hold the owner's written authority to advertise it
- Every detail you provide is true, including the rent, the property type, and the location
- The photographs and video show that property, and no other
- The property is genuinely available to rent at the time of listing
- You will switch the listing off promptly when the property is taken
Landlords pay a monthly fee for each listing, charged only while the listing is live. When you switch a listing off, billing stops that day. Agents may list in bulk under a separate arrangement.
We review every listing before it appears. We may decline a listing, ask for changes, or remove one at any time — particularly where we have reason to doubt it is genuine.
Once a listing is approved, its map location is locked and cannot be changed. If a property's location changes, that is a different property and requires a new listing. This is how we prevent one paid listing from becoming a different house.
05Caretakers
A landlord may appoint a caretaker to manage a property on their behalf. Where a caretaker is appointed, they normally become the first point of contact for enquiries about that property.
A caretaker's authority on this platform is limited, by design. A caretaker may view the property record, respond to enquiries, arrange viewings, manage photographs where permitted, and mark the property available or taken.
A caretaker can never, through Nkwata, receive any payment, change the rent, change the property's location, transfer ownership, delete the property, or appoint another caretaker. These are restricted to the owner and are enforced by the platform itself, not by policy alone.
Any arrangement between a landlord and their caretaker outside the platform — including payment for the caretaker's services, or the collection of rent — is entirely between them, and Nkwata is not a party to it.
06Verification, and its limits
We operate a four-tier verification system, and the tier of every listing is shown openly on the listing itself.
| Tier | What has been checked |
|---|---|
| Phone only | A working telephone number, and nothing beyond that |
| Identity checked | National identity document and a signed declaration of ownership or authority |
| Documents on file | A land title, notarised sale agreement, inheritance papers or the owner's written mandate |
| Nkwata-verified | An agent of ours visited the property, confirmed it exists at the stated location, and matched it to the person listing it |
Most land in the Northwest Region is untitled. We therefore do not require documents from every landlord, because doing so would exclude the majority of genuine property owners. Documents raise a listing's tier; they are not a condition of listing.
Verification means we checked what the tier says we checked. It is not a guarantee that a property is good, that the price is fair, or that the landlord will be easy to deal with. Those remain your judgement.
07What you must not do
You must not:
- List a property you do not own and are not authorised to advertise
- Provide false information about a property, its price, or its availability
- Use photographs of a property other than the one being listed
- Ask any person for money before they have entered the property
- Use Nkwata to harass, threaten or defraud anyone
- Discriminate against a prospective tenant on grounds of tribe, region, religion, gender, or disability
- Attempt to access another person's account, or any part of the platform you are not authorised to use
- Extract listings in bulk by automated means without our written permission
We may suspend or remove any account that breaches these terms, and we will report criminal conduct to the appropriate authorities.
08Payments
Payments are made by MTN Mobile Money or Orange Money, through a licensed payment provider.
Nkwata never asks for, receives, or stores your mobile money PIN. Nobody legitimate ever will. If any person or website asks you for it, that is an attempt to defraud you.
We do not hold rent, deposits or caution money at any point. Money you pay a landlord goes directly to that landlord.
Refunds are dealt with in our Refund Policy, which forms part of these terms.
09Our liability
Nkwata provides a platform for finding and advertising property. We do not own, inspect on a continuous basis, manage, guarantee or insure any property listed.
We cannot and do not guarantee any house, any price, or any person. Always visit a property in person, confirm the landlord's right to rent it, and never pay a deposit for a house you have not stood inside.
Once you deal directly with a landlord or caretaker — and certainly once you enter into a tenancy — that relationship is between you and them. Nkwata is not a party to it and has no role in it.
We are not liable for any loss arising from a tenancy, from a dispute with a landlord or tenant, or from any decision you make on the basis of a listing. Nothing in these terms limits liability that cannot lawfully be limited.
We work to keep the platform available and accurate, but we do not promise it will be uninterrupted or free of error.
10Reporting a problem
If a listing is wrong, stale, or you believe fraudulent, report it using the report button on the listing, or contact us directly.
We investigate reports and act on them. Where a listing attracts repeated credible reports it is suspended automatically pending review. We will tell the person who reported it what happened.
- Report a listing: use the report button on any listing page
- Report fraud or a safety concern: [CONTACT EMAIL] or [YOUR PHONE]
- We aim to respond to safety reports within 24 hours
11Your content
You keep ownership of the photographs, video and text you upload. By uploading them you give us permission to display them on Nkwata and to use them to promote the platform and your listing.
You confirm that you have the right to use anything you upload, and that it does not infringe anyone else's rights.
We may remove content that breaches these terms, is unlawful, or that we reasonably believe misrepresents a property.
12Changes, and ending your use
We may update these terms. If we make a significant change we will say so on the platform. Continuing to use Nkwata after a change means you accept the updated terms.
You may stop using Nkwata at any time, and may ask us to delete your account and data — see our Privacy Policy.
We may suspend or end your access if you breach these terms.
13Law and disputes
These terms are governed by the laws of the Republic of Cameroon, and the courts of Cameroon have jurisdiction.
If you have a complaint, please contact us first. Most problems are resolved quickly and directly, and we would always rather fix something than argue about it.
