What Nkwata is, and who runs it.

The short answer

Nkwata is a house-finding platform for Bamenda, Northwest Region, Cameroon. Searching is free and private. Seekers pay 500 FCFA to unlock one listing — the landlord or caretaker contact, a walkthrough video, and the exact map pin to the door. Landlords pay 1,000 FCFA per house per month, billed only while the listing is live. Nkwata is a noticeboard, not an estate agent: it takes no commission on any lease and never holds rent, deposits or caution money.

01Why Nkwata exists

Finding a house in Bamenda happens in WhatsApp groups. That method fails in five specific ways, and everybody who has moved here knows all five: listings are stale, posts scroll away, nothing can be filtered, there are no addresses, and the person searching must publicly announce their budget and their timing to hundreds of strangers before anyone will help them.

That last point is the one nobody else is addressing. Searching for a house publicly is a risk — to your negotiating position and, for some people, to your safety. Nkwata removes it.

02Where we operate

Bamenda, in the Northwest Region of Cameroon. We cover Nkwen, Up Station, Mankon, Old Town, Ntarikon, Mile 2, Mile 4, Below Foncha, Ntamulung, Azire, Bayelle and Sisia, plus Bambili beside the University of Bamenda.

We are deliberately one city deep rather than nationally shallow. A platform that knows one place properly is more useful than one that lists everywhere and understands nowhere.

03Who writes the guides

The Nkwata field team — the same people who photograph properties, capture the map pins and carry out verification visits. Everything we publish comes from houses we have stood inside and landlords we have dealt with, not from research at a desk.

Where we state a rent band, it is what we are currently seeing. Where we do not know something, we say so.

04How we check a listing

A person reviews every house before it appears. We confirm the phone number works, that the photographs show one property consistently, that they do not appear elsewhere online, that the pin matches the stated quarter, and that an ownership declaration has been signed.

Every listing then carries one of four visible verification tiers, and we publish exactly what each one means — including what it still does not prevent. A verification system that only describes its strengths is marketing rather than safety.

Payments run on MTN Mobile Money and Orange Money. We never see or store a PIN.

06What we will not do

  • Take commission on any lease
  • Hold rent, deposits or caution money at any point
  • Charge anyone to search
  • Sell or share your personal data
  • Show a landlord who viewed or saved their listing

The first two are not preferences. Taking commission or handling rent would classify Nkwata as an estate agent under Cameroonian law, which regulates that profession. Being a noticeboard is the legal foundation of the business, not a marketing description.

07Built by Kaevor

Nkwata is built and operated by Kaevor, a web, cloud and DevOps studio based in the Northwest Region of Cameroon. The platform is engineered locally, to an international standard, for the conditions people here actually have: cheap Android phones, expensive data, and an unreliable connection.

That is why Nkwata installs from the browser rather than an app store, works on a weak signal, and uses a fraction of the data a downloaded app would.
