How to compare two houses properly

People compare on rent and forget the things that decide daily life.

The short answer

People compare on rent and forget the things that decide daily life.

Most people compare houses on rent and bedrooms, then choose on feeling. The feeling is not wrong, but it is better informed after the arithmetic.

Compare the cash needed, not the rent

A room at 30,000 with a twelve-month advance needs 360,000 on the day. A room at 40,000 with a four-month advance needs 160,000. The 'cheaper' house is the one you cannot take.

Compare the year, not the month

Rent times twelve, plus transport times the working days, plus whatever the water situation will cost you in bought water or wasted mornings.

Compare against your own places

The house is not the point. The life around it is. Measure each option against your work, the children's school, and the market you actually use — not against each other in the abstract.

Compare on the things that do not change

Paint can be redone and furniture replaced. Water reliability, the road in the rains, noise, and who shares the compound do not change because you moved in.

Worth remembering

Nkwata lets you put up to three houses side by side and measure each one against the places you actually go. Add your work and your children's school, and every house is scored against them.

We inspect and verify houses across Bamenda — Nkwen, Up Station, Mankon, Old Town, Ntarikon, Mile 2, Below Foncha and Bambili. Everything here comes from properties we have stood inside and landlords we have dealt with, not from research at a desk.
