Renting in Mankon: space, compounds and the rainy season problem

The family quarter. Bigger houses, better fencing, and roads you should drive before you sign.

The short answer

The family quarter. Bigger houses, better fencing, and roads you should drive before you sign.

Mankon has more genuine family-sized houses than anywhere else in Bamenda — bigger compounds, more three-bedrooms, more properties with real fencing and space for a car.

What it costs

Kind of placeTypical rent
Self-contained30,000 – 45,000
2-bedroom55,000 – 75,000
3-bedroom / bungalow75,000 – 110,000

The honest warning

Interior roads. Between July and September some of them punish a small car, and a few become genuinely difficult. This is the single thing to check before committing.

Drive or walk the exact route to the gate, ideally after rain. Ask the neighbours what it is like in August. A house that is perfect in January can be a daily ordeal in the wet season.

Who it suits

Families who need space and a compound children can use, and anyone with a vehicle capable of the roads. Less suitable if you depend on getting a taxi to your gate in all weather.

We inspect and verify houses across Bamenda — Nkwen, Up Station, Mankon, Old Town, Ntarikon, Mile 2, Below Foncha and Bambili. Everything here comes from properties we have stood inside and landlords we have dealt with, not from research at a desk.
